This
data speaks to the Florida (and
nationwide) housing price crash,
especially the red ink above
right.
The worst appreciation over
a 5 year period in Florida was -32% in
the 5 years ending with December
2010.
As you'll see below, there is a new
chapter being
written in the Florida
real estate story for 2011.

The
above data provides a nice summary and
overview of what has happened to Florida’s
real estate prices over many years. When
looking at this data, remember that
these are average values. Some markets
were hit much harder than the above data
would lead one to believe.
The
forecast for this year (2011) suggests
that the market
may still be searching for the
bottom, but the rate of
depreciation is
in a marked transition given the
above indicators. The
Florida real
estate market is still underperforming
in many FL locales relative
to the rest of the country.
One
thing seems clear though, the rate of decline
is slowing from the rapid fall of 2008-2009
indicating an impending leveling off.
And
as you read this report, many retirees
and investors are taking advantage
of this
historic opportunity
to reside
or own property in
the beautiful
state of Florida.
Buyers
are Active: So
that's some current price
data trends and analysis,
now let's turn our attention ot the
other side of the equation, the home sales
data as that shows a very different
side of the "state of the state".
Statewide
existing home sales in Florida have shown positive momentum in
2011.
In other words, Folks are Buying as the
Prices Decline!
18,522
single-family existing homes sold in March
2011 for a 12%
increase in
sales over
the same period a year ago. Also, there
was a 24% rise
in statewide year-to-date condominium sales compared
to a year ago, with a total of 9,703 units
sold compared to 7,830 in 3/2010!
The
statewide existing condo median
sales
price in March 2011 was $84,300; in 3/2010
it was $94,800 for an 11 percent
decrease.
Great
news for savy buyers.
Florida's median existing-home sales
price in March 2011 was $126,000; a year
earlier it was $136,000 marking
a 7 percent decrease.
The median is the midpoint; half the homes
sold for more, half for less. Hence, people
are taking advantage of greatly reduced
home prices!

recent list of America’s “100 Best Small Cities” contained
three in Florida.
They are shown in the accompanying table:

These
areas are worth noting, and possibly investigating
for Florida retirement,
because they are not names that one hears
a lot about when discussing Florida locales.
The categories that were evaluated to generate
this list are also shown in the table.
As can be seen, these ratings were quite
favorable.
It
should be added that multiple screens or
filters were employed in this study. For
example, places were excluded where the
median family income was more than
200% or less
than 85% of the state median. This
and other
factors should be kept in mind when interpreting
these results.

2003 prices!
2011

for
both buyers and sellers. A glance of
the numbers above illustrate the
changing tide of the Florida real estate
scene.
At
this writing, the
internet and newspapers are
filled with incredible incentives
for new Florida retirees,
and land developers and real estate
agents are "laying out the
red carpet" for
your business.

often the Buy
Now or Miss Out mindset can
take hold and tragic mistakes can
